Marlborough issues RFP for 2.3-acre development in French Hill

Marlborough EDC pursues neighborhood project as part of broader urban revitalization strategy 

Marlborough, MASS. April 27, 2018 – Marlborough Economic Development Corporation (MEDC), today, issued a request for proposals (RFP) for the development of five parcels of land, located on Lincoln and Mechanic Streets in the French Hill neighborhood. MEDC is seeking developers who are interested in building a mixed-use project that would further the revitalization of the neighborhood by creating a mix of housing units and engaging commercial and retail spaces.

The 2.33-acre site is currently under agreement by MEDC and the City of Marlborough. The area is zoned under Automotive (CA) and Business (B) classifications, but a new zoning overlay district, which will seek to encourage higher density, mixed-use projects that enhance walkability and cycling, is being planned to support any future developments.

The Lincoln/Mechanic premises are adjacent to the entrance of the Assabet River Rail Trail, which connects the Marlborough Village District to Hudson’s increasingly vibrant downtown, as well as the Boston Scientific campus and the Assabet Valley Regional Technical High School.

The RFP calls for projects that will complement existing area developments and aim to enhance the overall character and increase the property values of the French Hill neighborhood. MEDC Executive Director Meredith Harris says her organization’s ultimate goal is to transform French Hill into a thriving, walkable area that embraces the city’s history and character.

“We are very excited at the prospect of reviving this long-vacant parcel of land into a thriving new development,” Harris said. “We hope this RFP will be the catalyst for the revitalization of the French Hill neighborhood, but we also want to ensure that any new development will aim to preserve the area’s historic appeal.”

RFP respondents must submit their proposals to MEDC, 91 Main Street, Suite 204, Marlborough, Massachusetts 01752, no later than 5:00 PM, on June 15, 2018.
